The commercial area is along Marion Oaks Course that is already significantly traffic impacted, and the added connection may support and/or encourage additional traffic in the alley adjoining residential areas. The current greenbelt tract separates development from Hwy 484 contributing to access management for a road that is the major arterial across southern Marion County that connects to the interstate. Marion Oaks is +/-50% built out from 28,000 DUs and how the access change may affect traffic demands is unknown, and the study provided only considers one piece of the commercial area, without effectively factoring in the full commercial node north of the two tracts once more direct access to  Hwy 484 were to be available. Although staff has discussed site design requirements in the concurrent BLIM, staff is not supporting the request at this time as there are significant concerns for unknown impacts for the community and traffic locally and county-wide.
